Kitchen Prices in Riyadh — How Is the Linear Metre Calculated?

The most common question we receive is “what is the price per metre?” The honest answer is that kitchens are priced by the linear metre, not the square metre — and that a linear metre is not a single number.

What a linear metre actually covers

A linear metre means one metre of wall length, and it normally includes the base unit, the wall unit above it, and the worktop. So an L-shaped kitchen with three metres along one wall and two along the other is five linear metres.

The six things that move the number

1. Doors versus drawers. A drawer costs more than a door because it needs a runner and a box. A kitchen of all drawers can run thirty per cent above a kitchen of all doors at the same length.
2. Corners and columns. Every corner needs special pieces and ideally a rotating basket, and costs more than a straight metre.
3. A third upper row. It adds storage and it adds cost — and ask yourself first whether you will reach it without a chair.
4. Built-in appliances. Every integrated oven or microwave needs a precisely sized housing and ventilation.
5. The material. Formica at the bottom, natural wood at the top, with five materials in between.
6. The worktop. A separate line item, and the spread between options can be a third of the kitchen’s total cost.

1. The door material

The single biggest factor. Formica and saj sit in the economical bracket, acrylic and glass higher, and natural timber highest of all.

2. The cabinet body

What is behind the door matters more than the door. The board type, its moisture resistance, the thickness of the back panel and the quality of the edge banding. This is where cheap kitchens cut cost quietly.

3. The accessories

Hinges, drawer runners and soft-close systems. You use them dozens of times a day, and they are the first thing to fail in a poor kitchen.

4. Design complexity

Corner units, tall columns, an island and housings for built-in appliances — all add labour beyond a simple per-metre calculation.

5. The worktop

Priced separately in most cases. Natural marble, engineered stone or quartz — and the differences are large.

Where cost is cut quietly

Two quotations at different prices are rarely different in “quality” — they are different in these specific rows:

• Board type — ordinary particle board instead of MDF/HDF
• Door thickness — 16 mm instead of 18 mm
• Edge banding — 0.4 mm with cold glue instead of 2 mm heat-bonded
• Hinges and runners — generic instead of soft-close and full-extension
• Legs and plinth — timber on the floor instead of adjustable legs

The customer does not regret the price. He regrets discovering what was not included in it.

What our quotation includes — and what it does not

Included: the measuring visit, 3D design, carcasses and doors, edge banding, hinges and runners, handles, delivery, installation, post-installation door adjustment, and a ten-year written warranty certificate.

Not included — quoted separately, only on request: the worktop, sink and tap, extractor, hob and oven, plumbing and electrical work inside the wall, the wall splashback, and removing an old kitchen.

Ask for the same breakdown from every other quotation you receive. You will often find a “cheaper” offer excludes delivery or installation — which makes it the more expensive one once you add them back.

Six points for comparing two quotations fairly

• The board type and its thickness — not just the word “wood”.
• The type of hinges and drawer runners, and whether soft-close is included.
• Whether the worktop is inside the price or outside it.
• Whether delivery, installation and finishing are included.
• The warranty period and what it actually covers.
• The delivery time, written into the quotation.
